The Shadow Brook Board at the November 2023 General Meeting approved a $710 annual HOA member dues assessment for 2024, due and payable as of January 1, 2024. Payments received online or with USPS postmarks after February 15, 2024, will incur a $50 late fee.
We are encouraging everyone to subscribe to Condo Control and pay online – via Bank ACH or credit card – to ease the task of collecting and processing 318 individual checks.
For accounting purposes, the Condo Control payment option would be enabled on the January 1st. Here is a short brief explaining of How to Make SB Member Due Payment Online once it is available.
Online payments will incur fees as follows:
- Bank ACH Payment ($2)
- Credit Card Payment (approx. 3%)

- In order to confirm receipt, you must note the property address in the check Memo Field.
- Your canceled check serves as your receipt.
In case of any contract or rental status updates, please fill out the SB-Rental-Form-2024 form and email it to secretary@nullshadowbrook.org.
Interest on all sums including delinquent assessments, late charges, and lien fees will accrue at an annual percentage rate of 12%, not compounding, commencing after February 15th. Any sums remaining after a partial payment are still subject to collection. This includes payment of the base assessment where any or all of the late charge lien fees and interest are still uncollected. The payment postmark will serve as the sole indication of a delinquent payment. Any Liens will be filed consistent with CC&R’s, Section 9B. Lien filing fees will be the higher of $175.00 or the actual expenses for the filing and added to the delinquent amount.
